In recent years, Chicago’s Avondale neighborhood has turned from an enclave of Polish-influenced dining and business, to a smorgasbord of various cultures, generations and professionals. Avondale residents benefit from their proximity to neighboring Logan Square, which has its perks, like visits to the Logan Square Farmers Market on Sundays. They also have the advantage of enjoying the vast dining options along Milwaukee Ave which connects both neighborhoods. But Avondale is making a name for itself with a boom in dining and nightlife, plus a collection of new housing inventory.

Several large former warehouses peppered throughout Avondale were renovated and converted to loft apartments, which has largely catered to young couples and singles looking to be in a vibrant part of town while also having easy accessibility, whether via public transit or expressway, to Chicago’s downtown area. 

Avondale also has major appeal for families, with many houses being two- or three-story single-family homes and multi-family homes. As the neighborhood draws more businesses and investment, newer builds are on the rise, including luxury condos and townhomes. Investment in the neighborhood also comes in the form of outdoor space, with the 2021 completion of a bike and pedestrian trail along the North Branch of the Chicago River called 312 RiverRun. Avondale is one of four neighborhoods connected by the trail giving residents with an active lifestyle an additional amenity close to home.

Avondale is nestled between Old Irving Park and Logan Square on Chicago’s northwest side. It makes up the city zip code 60618. Both the I-90/I-94 and Milwaukee Ave run through the neighborhood, which is a selling point for commuters as it makes accessibility to other parts of the city within reach. Its western border is Pulaski Rd, and to the north is Addison St. Its southern boundary is Diversey Ave and the North Branch of the Chicago River forms its eastern edge. 

Avondale Transportation

The CTA blue line stops at Addison St and Belmont St are the main public transit connections in Avondale. The area is also serviced by the following bus routes: #52 Kedzie, #53 Pulaski, #56 Milwaukee, #76 Diversey, #77 Belmont, #94 California, and the #152 Addison.

Getting around by car is also convenient as the I-90/I-94 goes through the neighborhood with ramps and exits off of Addison St (west of Central Park Ave), Belmont Ave (just north of Belmont on Kimball), and California (by the intersection of California Ave and Diversey).

The housing inventory in Avondale is primarily made up of frame single family and multi-family homes, as well as one-, two- and three-bedroom units for sale or for rent. Development in the neighborhood has come in the shape of former industrial and retail warehouses being transformed and remodeled into loft-style condos and apartments. A couple of examples include The Field’s Lofts (4000 W Diversey Ave), the massive brick building which once served as a warehouse for local, iconic retailer Marshall Field’s. It boasts numerous amenities including an onsite fitness center, a large sundeck, a co-working space, a meditation lounge and easy access to a grocer (retail tenant in the same building), plus other amenities. Another popular transformation took place at what used to be Florsheim Shoe factory (3963 W Belmont Ave). The former 250,000-square-foot landmark building now serves as a residential condo building, which also features an on-site fitness area, an outdoor deck for residents and a party room.

Here’s a quick self-guided tour of Avondale.

Greet the day with a cafe con leche and a pressed egg, ham and cheese sandwich at El Cubanito (2555 N Pulaski Rd). This local favorite also draws in crowds with its menu of delicious empanadas. The register is nicely framed with the front end of a red Chevrolet Bel Air - an homage to the classic vehicles that are commonplace in Cuba. Then walk off breakfast at Kosciuszko Park (2732 N. Avers Ave) before heading down to Milwaukee Ave to check out some of the shops. See if you can find a repurposed gem at the Monarch Thrift Shop (2875 N Milwaukee Ave).

Invite a few friends and head over to Avondale Bowl (3118 N. Milwaukee Ave) for an afternoon activity. This retro-inspired bowling alley is outfitted with eight lanes and a bar serving cocktails, beer and a lengthy bourbon and whiskey menu. Reservations are strongly encouraged. Then carry on the fun with dinner at Chief O'Neill's Pub & Restaurant (3471 N Elston Ave), a long-standing neighborhood eatery. If the weather permits, book a table in the Garden. Then, if the night is still young, stop by Rockwell on the River (3057 N Rockwell St) or Central Park Bar (2924 N Central Park Ave) and enjoy a few drinks around the bar’s outdoor fire pit.

  • Wherewithall (3472 N Elston Ave) - this second neighborhood concept for Chefs Beverly Kim and Johnny Clark offers a four-course tasting menu which changes daily.

  • Mother’s Ruin (2943 N Milwaukee Ave) - this new addition to Avondale’s growing bar scene started in NYC and has made Chicago its third location for expansion. Apart from its cocktail menu, check out brunch which is served daily until 3pm.

  • Parachute (3500 N Elston Ave) - this award-winning gem from husband-and-wife team, Beverly Kim and Johnny Clark, fuses Korean flavors and influences with creative American cooking.

  • Kuma’s Corner (2900 W Belmont Ave) - a celebrated burger menu and an affinity for heavy metal music are markers of this friendly bar and bistro. Now, with five locations, Kuma’s Corner in Avondale is the flagship and worth a visit.

  • Café Tola (3324 N. California) - offering a wide variety of delicious empanadas along with tacos and burritos, your taste buds are bound to be satisfied.

  • Barra N (2977 N Elston Ave) - hands down some of the best Argentinian food in the city of Chicago with live DJ’s and classy cocktails.

  • Soul and Smoke (3057 N Rockwell St) - BBQ so good it will make restaurants in Texas jealous. Gumbo, Pulled Pork and creamy mac & cheese are just a few of their local favorites.

  • Ravinia Brewing Company (2601 W Diversey Ave) - awesome beer selection and groovy vibes make this local Avondale brewery a must visit!

As a family-friendly neighborhood, Avondale has several schools for youngsters in their elementary education years. A majority of them are public schools, including Avondale-Logandale Elementary School (3212 W George St), Federico Garcia Lorca Elementary School (3231 N Springfield), and Acero Fuentes School (2845 W Barry Ave) which is part of the Acero Charter Schools network. High-school-aged youth have the option of nearby selective enrollment high school Lane Tech (2501 W Addison St), Disney II Magnet High School (3900 N Lawndale Ave), Alcott College Prep (2957 N Hoyne Ave), or ASPIRA Business and Finance High School (2989 N Milwaukee Ave). Some schools are lottery-based and parents should consult with the school for enrollment requirements. 

The neighborhood’s largest park, Kosciuszko Park (2732 N Avers Ave), covers more than 9 acres making it the largest green space in Avondale. Long-time Avondale residents may often refer to it as “Koz Park'' or “Land of Koz.” The park’s programming includes baseball, softball, martial arts, volleyball tumbling and aquatics, among other programs. Starting in 2020, the Chicago Park District announced plans would commence to enhance the park’s features, adding new playground equipment and a fitness challenge course.

Near the park is one Avondale’s largest grocers, Cermak Produce Market (4000 W Diversey Ave), with a large selection of ethnic foods, especially Hispanic products. Another ethnic grocer is Joong Boo Market (3333 N Kimball Ave). This Asian grocery store largely favors Korean products, but is definitely the place to shop for any pan-Asian cuisine. Just around the corner from Joong Boo Market, off Belmont Ave, is ALDI (3320B W Belmont). Other grocers in the neighborhood include Jewel-Osco (3570 N Elston Ave) and Target Department Store (2939 W Addison St). 

Brands Park (3285 N Elston Ave.) is another local favorite Avondale greenspace. It features softball diamonds, a gymnasium and a outdoor kids playground court that is ADA accessible for those with disabilities. Brands Park in Avondale also offers summer youth day camps for kids of all ages.
